Our inspections follow the procedures set forth by the International Association of Certified Home Inspectors, or InterNACHI. During a general home inspection we check 400+ points of the home to provide a complete picture of the condition of the home and all associated systems.
Our inspectors will inspect, document, and report any damage, deficiencies, or concerns with all areas of the home to include to following systems:
During a wind mitigation inspection our inspectors will check your home’s wind-resistant features. These features can be anything from door/window coverings to the way your roof is attached to your home to how your roof is sealed to prevent water from entering. Though a wind mitigation inspection is not required to get Florida Home Owners insurance, it can result in substantial savings.
A 4-point inspection is a home inspection that looks at the four major systems of your home and assesses it for risk. The four major systems are your roof, electrical, plumbing, and HVAC systems. 4-point inspections are increasingly becoming a standard requirement for Florida home owners to purchase or renew Florida Home owners insurance policies.
A Roof Certification Inspection is commonly requested by Florida Insurance Companies when your roof is nearing the end of its expected life or the date of installation is unknown. During the inspection our inspectors will check the condition of your roof covering and report any signs of damage, deterioration, or evidence of leaks.
Often required by VA/ FHA lenders. We partner with reliable WDO/ Termite inspectors to provide accurate WDO reports. Termite and other wood destroying organisms can go undetected in the home until its too late leading to costly repairs and mitigation. Avoid this happening to you by completing a WDO inspection on your home.
Often required by VA/ FHA lenders when the home has a private well. During this test we will collect a sample from the well and submit it for laboratory testing to ESML Analytical. Water is tested for acute contaminants, lead and, if of local concern, other contaminants. Our water testing follows the guidelines set forth by the U. S. Department of Housing and Urban Development.
When a lender is doing a federally backed loan (such as FHA/ VA loans) on an existing manufactured home which is located on its own site (Not a rented parcel), then the lender must have an engineer certify the foundation system as being HUD compliant. We partner with MFD Home Certifications LLC to provide HUD Compliance Certifications.
